penetrating damp?

Post by annapl »

Hello
Im sure this has been posted lots of times so my apologies for repeating myself.

I am looking to buy a house, however there seems to be a damp problem in the downstairs, the house has been fully refurbed recently , however there are damp patches on walls in the two front rooms, these are on both internal and external walls and at various levels, the house is a 1930's terrace. The house also feels damp and cold.

I've attached some pix, i fully intend on getting a survey done to hopefully find out whats going on, and ive been told that i will get a reduction in price reflective of the work, however im concerned its a major job, wondering how much the worst case scenario will cost and wondering if its even worth having a survey done and I should just walk away now.

if anyone can give me some advice that would be great:)

You could insist on the work being done by the owner. Anything less than an insurance backed guarantee is not worth the paper it is written on.

Typical solution to a problem like this is to hack off the plaster to about 4 or 5 feet up, inject a new DPC, allow to dry out then replaster. It is incredibly disruptive if you are living in the house. I have only done it on empty properties in the process of being refurbished.
