Damp problem on chimney!

Damp problem on chimney!

We got the chimney re-pointed and the lead flashing done around last November, and as it was a very slow leak we thought it had remedied the problem.

However we noticed this month that it had continued to spread across the wall and around an inch further down the wall, so it is spreading very slowly.

The builder has returned and checked all the tiles and the area where the work was completed and he says it is totally dry around this area.

We have also spoken to a experienced roofer on the phone, who mentioned it could be the trough??

We are really stuck as to what the problem could be and what to do next?

A pic of the wall and roof directly above will help.

Is the chimney capped.

By a picture of the roof do you mean external or internal? If the chimney was capped would we still be able to use our gas fire?
Sorry to sound a bit daft but don't know much about this kind of thing!

Ideally in and out.

If the chimney is in use no it should have a terminal on the top, you could include that in the pic.

Looking down on the flashing would be good as well.
