how much adhesive ? (20sqm)
How much adhesive do I need to cover 20sqm of wall, these tiles will be about 45cm x 28cm so large(ish), for some reason the only guide I could find was doing coverage with a 3mm bed (3mm notched trowel).
I need to know how much for a 5mm notch.
the conversion I have found was 3.5kg per sqm for a 3mm notch, so thats about 6kg per sqm with a 5mm notch so thats about 6 20kg bags ..... does that seem right ?
Man my head hurts ! lol

I would use an 8mm notch trowel with that size of tile. I would expect to need 4 x 20kg bags.

Same as Rookery with the 8mm notched trowel. Just out of interest and a bit of info for you, a 3mm notched trowel is for mosaic work.

blinding, cheers lads, was giving me a head ache trying to work that out ! lol
Will invest in a new 8mm trowel if the misses sticks with a larger tile.
Got a feeling the walls are going to be in a right state ! , measured from bottom left to the bottom right and that was 66" then done the same left to right measurement at the top of the same wall and it was 68.5" !! so its 'leaning' by 2.5" !
Should be fun sorting that out, trouble is the house is built on a curve, basically there are say 40 houses in the road and the road is one giant curve so all the walls are out.
might be worth my while getting a plasterer in the square up the room before I do anything.

Re: how much adhesive ? (20sqm)
The flatness of the wall is more relevant to the amount of adhesive rather than the squareness. Ideally, you want the surface to have deviation of no greater than +/- 3mm under a 2mtr straight edge. If its bad, or the plaster surface is unsound, you might consider overboarding with plasterboard.

Re: how much adhesive ? (20sqm)
Good tip, its only the back wall with a large window , I will have a proper look later and see just how badly out they are, boarding 1 wall out to get it level could be a good option (also it wouldn't be a 'wet wall' so could get away with plasterboard)
The reason im thinking the walls might be a bit rough it because the guy that lived there before seemed to be a D.I.Y. bodger, so if the rest of the house is anything to go by then Im sure this room will be the same.
Got a plumber coming round to sort out all the bodged pipe work and badly fitted toilet and plumb in a shower pipes (will get him to fit the actual unit once the tiles are on).
Will also be doing the floor as well, again, just need the plumber to sort the toilet out and bury the pipe work under the boards which is current poorly boxed in running along the back floor.
