rough price? Kent

Post by Burnz0 »

Hi All. I need to get my bathroom floor tiled and am deliberating over whether or not to do it myself having never done any tiling before. I had someone out to quote and he seemed very expensive, although he never actually send me the formal quote he'd promised. Before i get anyone else out and possible waste their time id like a rough idea of what it might cost so i can decide if its going to be within budget.
The room is 1.85*2.5 with a bath. The tiles are 30x60 composite marble and i'd like a tiled border of 10cm or so to create a skirting. The only pipes to go round are the rad pipes which are very close to the wall, the toilet and the wash basin. In terms of the layout id be open to ideas if this made any difference to the price.
The floor is floorboards with 9mm on top - ive learned since doing it that i should have used 12 or 18mm so im guessing this may have to come up and be replacedt

if anyone can give me a rough idea of how many days, day rate etc it would be most useful

You putting 15mm ply down and supplying all materials, to make it easier to quote as all will be labour only, then. Toilet and basin need to go in after tiling, you can mark the wall first by dry fitting so that there is a mark where to stop and start tiled upstand.

One day, £220 laid, hang around and then grout up.

That would leave you to apply sealant to the tiles if needed and do the silicone work.

Where are you in Kent, I could possibly get my tiler on it, I am too busy to do it myself.

All above presumes that it is suitable for tiling. I.E any flex issues have been sorted to a satisfactory level.

£300-£350 including materials (not inc tiles of course) 2 days work to take up the ply, lay tile backer board, install tiles and grout. A quick tiler could do it in a day but no point rushing the prep.

How much where you quoted?

I'm in Medway.
Yep, that doesn't sound quite so bad. He didn't ever send me a formal quote, possibly because of the face i pulled when he was pricing it up, but I think it was coming in at £500 odd and then the same again to do 1 main wall and then 2 half walls. Including an allowance for wastage there's 5m2 on the floor and 9m2 on the walls and it seemed like he was just working it out on a m2 basis and charging the top end.

also, how imperative is that i use 15mm ply or even backerboard? and would i get away with stick saying 6mm on top of the 9mm or would i need to start again. Ply's not that expensive but it would seem a waste to scrap what i've just done if it can be avoided.

one last thing - the tiles are pretty thick as is so if it can be avoided id rather not raise the floor level too much

For tiles & adhesive you're looking between 13-16mm dependant on how thick the adhesive is laid, with 15mm ply you'd be between 28-31mm, although I'd recommend using thicker ply if possible.

How much room do you have to play with?

I can't advise on cost for labour as every tiler offers different rates, however composite marble may make him think easy money!!

Cheers

roomwise - i haven't measured it yet but the doorway already feels quite low (even though i'd assume it was a standard size) and i'm only 5'9". Ive got quite thick carpet and underlay coming for the landing so ill definitely need a new threshold regardless. The room itself is about 2.2m so a few cms here and there shouldn't matter but its more the step up and the door that im worried about.

easy money? because they're easy to fit? or because they're normally expensive? i went into the shop planning on spending £10-15 (basically as cheap as possible) and they had them on offer at £25/m2 - reduced from £60ish apparently and so i went over budget because id always thought they'd be out of my price range. Ill probably find theres something wrong with them in the near future.

They're more than likely going to be easy to cut, however at the mention of the word marble he's probably going to quote for natural stone.

Nice price though, always good to get a bargain!!

Bare in mind with these, they'll more than likely need sealing with a natural stone sealer, which will be extra time for tiler & cost for sealant (1 tin would do the bathroom floor :) )

Cheers

Matt.

yep, the woman in the shop mentioned having to seal them. The main reason im not going to attempt it myself is that i got them at a good price (more expensive than i would have liked) and done right it shoud look like an expensive job - im also not confident in cutting in a straight line for the skirting

so to confirm - i should remove the ply that i've just put down and replace completely? or can i put more ply on top to get to my 15mm+ (Ive got some left over 6mm ply from doing something else if i can get away with using this?). Also, i was sold some primer for the ply - and now read that this should be applied to both sides? if so, it looks like the ply will be coming up anyway!

or should i put 6mm backerboard down on top to save the hassle of having to undo hundreds of screws?

If it was me and assuming that there is no deflection in the floor, then remove and replace with 9mm concrete tile backboards such as 'no more ply'

No point in keeping the ply just for the sake of it
