Lodge Renovation - Living Room

Hi All. I thought it only fair to keep you up to speed with my renovation as a thanks for all the helpful contributors to this forum (& my queries!!) & I know you all love photos!! If you spot anything that isn't right or could be done a better way - I'm all ears. This is a hobby for me and my wife and I want this to be our family home.

The bungalow that I am renovating was built in 1820 and used to be the gatehouse to the main estate.

I will start with the Living Room renovation.

Thanks All! A tad OCD I guess! But we are living in the property as we renovate so helps to keep the place tidy/organised! Between the ceiling & walls we removed 40+ of those boxes full of plaster plus 3/4" of my wheelie bin (which the council refused to empty due to the weight - ha - but that's another story!!)

How do I go about editing the first post with comments for the photos?

You can't edit the pics now..You have 20 mins after the post is created to change it..However, you could perhaps pester a mod to spin some magic

Click on the red exclamation mark on the bottom right of the post..

OK - thanks Wes! Didn't know that the posts were locked after 20mins! When I'm ready I will ask a mod to unlock to tidy up the thread a tad.

I'm on annual leave all this week - had planned to reslate my front hipped roof & renew the lead recessed gutter around the perimeter....but the weather is not looking promising! If it is a washout, then I will be just be working on the living room!

I may put a new thread up for the roof works - as the recessed gutter is going to quite a challenge. Lead forming, welding, expansion joints every two meters etc! Bought 8000 reclaimed welsh slates & the lead - so the budget took a hammering last week!!

Hi Guys! I guess the Mods refused to unlock the original post so here goes…..

The "plan"...
Strip and plasterboard the ceilings (12.5mm T/E PB) & walls(62.5mm T/E IPB external & 32.5mm T/E IPB internal) , install plaster cornicing & ceiling rose, Replace both windows with UPVC sliding sash, replace the floor joists & install P5 T&G Flooring, install solid OAK flooring, Install Acova 3 Colum Radiators & plumbing positioned in the window bays, rewire the room, Open the fireplace up to install a wood burning stove with OAK mantle & Slate hearth……………….

My wife has given me a deadline of Christmas......

Solemn has now been cleared. Removed a few sections in the dwarf walls to assist air circulation for when I insulate the floor. I have 150 x 22mm timber Sole plate & DPC ready to go onto the dwarf walls – just need to cement the walls heads to same level before installing. I just purchase a Dewalt DW077 tonight so it should be a doddle getting the walls level with this!!
My 150 x 50mm Flooring Joists have been cut to length. Hope to get the this completed one night….

Oh & Last week I had the week off work to replace the slates on my roof…. Only got 2/3rds complete….

It was time to test out my most recent tool purchase - dewalt DW077KD rotary laser level...

I had already levelled the joists over the full room with the old trusty spirt level packing under joist where required to find how much i needed to level the dwarf walls ready for the sole plate - took me a couple of hours ....

With the laser level & receiver set on the staff it took 3minutes!!! Reassuring that i had only been about 5mm out....Great tool!! I do love tools....

I'm now confident to get cementing knowing the floor will be spot on!! :)

Great stuff, looks like you've got your work cut out its a big project! Loving the crates of rubble hahaha

but I understand we are very tidy when we work - always tidy the space every night before finishing. Hate coming to do some work and find I first need to bag and shift a ton of rubble.

I love those laser levels. Had them at work and being trying to justify buying one for home!!

Them flooring joists look sodden in the first pic, and may sag like crazy left at that angle (No doubt you'll be moving them), but thought I'd mention.

Are you hanging on till they've dried out some? That's if they are sodden, might just be a bit mucky

I wouldn't rush your oak floor installation if things need to dry...Just a few thoughts mate

Looking forward to the end result. You're obviously cracking on

Thanks wes! You don't miss much - the joists were sodden as they were left outside! Been drying inside now for a couple of weeks...

Managed to get the dwarf walls levelled on saturday by cementing these and adding DPC before placing the sole plate on top. Was very easy to level room with the rotary laser & staff!!
Prior to that I removed some sections of the dwarf walls to assit air circulation.

6x2" Joists have been positioned at 510mm centers. Planning on dwanging floor out with 4x2" one night this week.

Then spent this afternoon cementing DPC & sole plate with 2x2" ontop to both window bays to level with the main floor.

Ordered 22mm & 15mm copper pipe from wickes so that I can sort my underfloor plumbing for the new column radiators which will be positioned in the bays. Then the chipboard flooring can go down with the spax flooring screws.
