Selling Houses

Post by Telmay »

Agreed to sell house 3rd July buyers wanted quick sale, as did due to split, only two properties in chain, our 3 bed semi and our buyers flat. Flat being brought for buy-to-let, so far so good! September when we were expecting to exchange we get told that the flat needs an extension of lease which knocks onto the management lease of block and the common ground it stands on, this finally gets agreed and sorted end October. Due to exchange last Friday but didnt, buyer of flat has f*cked off on holiday - not happy at all!!!!

We had the same trouble tel only 3 properties in our chain but the solicitors and the estate agents kept f*3$ing it up and what should have took about 8 weeks took 24 weeks in the end and no amount of shouting and screaming made it go any quicker
If you think nobody cares, try missing a couple of payments..

Mates of mine are moving to New Zealand and they have a firm that will buy and complete in seven days if they cant sell before their job start dates, they buy it for 90% of the market value. Which might mean due to six month gap the house down here has gone up slightly and we had initially dropped the price to fall under the stamp duty bracket then we might end up with the same money, so will get a quote of them ASAP. The big issue with this is we are separated so a bit of pressure there and I feel like nobody is telling the truth, the UK system sucks :boxing:

When we were selling, we had a few agents around to check them out, discuss fees, etc.
One of them gave us a valuation about £60K above what we thought it was worth (and what other agents had quoted as well). The usual tactic to sucker people into signing up (they also had a 3 month contract term - I wonder why  ).
This agent was also very bright - she showed us a list of how many people they had on their books looking for properties ... but what she also did (the daft bint!) was leave it with us when she left

So we had their complete list of names of potential buyers, type of property, budget, situation (chain, cash, mortgage, etc) AND contact phone numbers   :thumbright:

So they aren't always Arseholes, some are Stupid Arseholes
I went to a bookstore and asked the saleswoman, "Where's the self-help section?"
She said if she told me, it would defeat the purpose.

The stupid arsehole had contravened the Data Protection Act.

Not sure they did. Data Protection Act only affects records held on computer - or at least it did when it was first brought in. May be extended now.

Paper information comes under the Freedom of Information act (I think)

I assumed she kept the info on computer and had left her printed out list.

If they really were written out longhand I think I'd look for a different estate agent.

On the matter of the list....

It was a printed list .... it probably contravened DPA, privacy agreements between agent and their potential customers and various other things.... it ws obviously a mistake on the bints side and you reckon I would sign up with an agent who did that and wanted a 3 month agreement!!??
