Reoccurring Damp On External Wall

Post by sparky1974 »

Hi All,

I have a damp patch on a external wall which dries during the day and reappears at night, I've checked all the usual stuff like plumbing issues etc but to no avail. We did used to have outside seating along this wall and I wondered if the brick could of become permeable? and advise would be appreciated.

Moderator,

I submitted a reply to this OP's question earlier this evening - what happened to that reply?

Reoccurring Damp On External Wall

OP,
Can you indicate where your external skin DPC is?
You have a cavity wall but the cavity could have been bridged and if so then damp signs would show on the interior, opposite side of the wall patch in the pic.
The tiled ground level is too high and an Aco linear drain has been installed - perhaps to deal with a damp problem?
White powdery efflorescence is also visible.
Debris in the cavity itself might be bridging the DPC levels with cavity rubble.
