Attic conversion chimney wall wet patches

Hello,
Need help and advice . I’m having problem with wall in one of the bedrooms . When it’s raining the wall have wet patches all over. Had a roofer and fixed everything possible , water tight whole chimney as was in poor condition , changed tiles all around but still no change to patches. Any advice .?? Help

Hello,
No it’s not an external wall ,it’s opposite. Shared wall and chimney. The window is to the room where the wall is and that is the chimney that was apparently fixed as was in very poor condition. Tiles on my side been changed and underlay put also.

Well cannot suggest anything other than the obvious that water is tracking down but its random pattern needs to be investigated such as plashes from poor skylight seal.

Well, the guy seems to not seeing anywhere that water can get through.

Well the lead flashing looks to be running onto some sort of mineral felt ? sure the are opportunities for water ingress there. Flashing doesn't look to be 100% either.

also missing 1/2 tile width bottom right of the last pic where it meets the skylight.

Get another roofer in ?

Story short , the third picture that was job done but stains were still coming through. So he came and put that apparently waterproof flashing on top of tiles still did not help. Like you see he done just half of the chimney as I did not wanted to do whole chimney as neighbours not nice and should be shared job , so you understand. But then I just ran out of the option and I said do whole chimney and funny enough was really sunny not raining for weeks and once he done other side the patches were really bad as my roofer told me chimney so bad as sucking all the water and comes out on my wall which proof him right.
But then this .all seems to be fairly sealed but still having problems…. And he is now trying find out if neighbours using the fire place as he said gas can cause dampness too and wet wood. :-/

Plus I had few other roofers and as many roofers as many different advices and I m lost as I paid fair amount of money

We can discount the Velux type skylight installation, if there are any of the damp patches above the hight of the Velux top?
