How much (roughly) should this cost job?

Post by Dxc712 »

Hello

I'm going to have my new kitchen tiled but the walls will need to be skimmed first. It's also been suggested that cracks in the ceiling may need to be addressed as well.

I've taken photos of the walls and cracks in the ceiling and left items in the foreground to give an idea of scale.

I've probably gone overboard with the photos but I wanted to make sure that everything was shown.

Can anyone give a rough estimate of the cost?

I live in the North West of England, if that helps when working a likely quote.

Thanks.

How much (roughly) should this cost job?

Post by Someone-Else »

You have asked how much, sounds a reasonable question or is it?
Suppose person D said £350, person G said £970 and person K said £1,286 +VAT

Which one is right? you do not know, so you still have to get someone round to look at the job, so why not save time and get a couple of quotes, then you will know for sure.

Anyone on any forum is just guessing, how do they know what the condition of the walls are, (they don't) what tiles do you want (you don't say) how much plaster is needed? what about rubbish disposal, parking etc.

What would you do if you had it done and it costs more than what you were told on a forum? You can't really say "But some bloke I don't know on a forum, that has never been here said it will only be X tops"

Sorry but asking how much is/will be on a forum, is never a good idea for the reasons I have explained.

Would you hit a nail with a shoe because you don't have a hammer? of course not, then why work on anything electrical without a means of testing Click Here to buy a "tester" just because it works, does NOT mean it is safe.

I hate to be the bearer of bad news, if the walls needed skimming then that should have been done before the kitchen was fitted.

Skimming after is going to cause all sorts of issues not only with the look of the kitchen, let's say the cooker hood needs replacing in a few years . there will be a plaster gap in a cooker hood shape.

I would have a go at it yourself, it looks an easy enough job to me. A cheap electric tile cutter will help which can be had for £50 at Screwfix. I would not worry about skimming the walls the adhesive combed layer will level it out using a spirit level on the tiles as you lay. Wash the walls down with sugar soap sand off any loose stuff and off you go. The ceiling is basic decorators work with a bit of filler and emulsion.

Lay out the tiles on a suitable floor using spacers, plot your runs for each wall so it looks balanced and identify where your cuts work best. Use the line of the sockets as a start point as that will hit your eye first. Although a bit of work it will give you a good preview of the actual wall with the tiles fitted. You can do it a wall at a time. The time spent in planning your runs is seldom wasted time. A bit of confidence is all you need. You can always ask on here of you hit any snags.

I understand exactly what you mean but I was hoping to have some idea in advance so I'd know whether the quotes I receive are taking the pi55.

Maybe but the kitchen has been fitted and the walls need to be skimmed.

I would guess that my options would be to have the walls skimmed with the new kitchen in place or to take out the new kitchen, skim the walls and have another kitchen fitted.

I'll have to go with the first option.

Why would you need another new kitchen ? It doesn't take much to carefully remove it, you will likely pay more to have it patch plastered than a whole empty room skimmed as you are turning a 1-2 day job into 4–5 days with prep and covering everything, plasterers are messy Bug's

Thanks but I won't be doing this myself.

1) I'm not very good at this sort of thing.

2) I work funny hours and it would be extremely difficult to fit in.

It may not be much for some people to have their new kitchen removed and put back again afterwards but it is for me and it isn't something that I am going to do.

But thanks anyway.

Sorry, having read my original message again, it was misleading.

I should have mentioned that I'm not going to have all the walls tiled - I got carried away with the photos!

I'm going to have the wall tiled within the regions marked by the red lines in the attached photos.

That should hopefully mean that the walls would only need to be skimmed in those areas and also to the right of the red line in the final photo - that region is where the old wall unit used to be.

I would think the skimming should be around £300 plus or minus depending on local tradesman availability. The tiling really is a DIY job, even with your sporadic working times it really is an easy job to fit around a few hours.

One job you could do to cut costs is to paint the first coat of PVA/water mix on the walls to be skimmed. This will save the plasterer time and save you some cost. Use an old paint tray and roller and mix up PVA with water and roll it on. See https://www.screwfix.com/p/no-nonsense-pva-5ltr/255kt If you do the first coat and let it dry the plasterer can go on with his wet coat prior to skimming. The PVA stops the wall sucking the water out of the plaster. Remember to mention this when they quote it will cut the price.

As regards the tiling, anyone can do it with a few tools and guidance. I would be buggered if I would pay someone to do that.

I've found a plasterer who has started today and the kitchen is due to be tiled next week. :boxing:
