Garden fence

Hi all,
Apologies if this is in the wrong forum.
I'm a landlord and my tenant has reported an issue with the garden fence.
I don't live near the property to have a look myself and will need to get someone in.
In the meantime can anyone identify what has happened and if possible what course of action I will need to take to repair it.

It looks like the Arris rail has split around a knot, hardly a catastrophe for the tenant. To do a fix it needs a strip of wood the same length and width screwed on the upper surface of the rail to act as a reinforcement. A ten minute job with a few screws and an impact in my opinion.

Do you think this has occurred naturally? The property (and fence) is around 12 years old.

Yes, and the rest will follow soon, that is if my fence is anything to go by. Like yours it is arris rails and boards, I opted to change the arris rails, 3 per section. (Some of my boards are warping too)

to be fair thats a particularly large knot so theres a fair chance with repair that panel and others will last perhaps 3 to 5 years
that fence looks perhaps 8-15 years old

the answer you will get will depend on the skills off the trade person you ask
a bulder or fencer = new fence [more profitable ]
handyman = repair with new arris rail/splints /double up [skills available]
so cost off repair 40-£80 and 3 to 5 years more use or new fence at perhaps £150 -£200per 1 post and panel remove /dispose replace

Arris rail is splitting, (and starting to rot) - quick fix would be replace the arris rail, knowing the rest of the fence will likely need replacing soon.

Not quite, I am not saying my thinking as he will read it, but I will say so far he is following spam protocol. Reply to some "old posts" with a post that essentially says nothing (of use) to get the post count up, then sneak in the spam. Thing is when I first saw him, his post count was 4, now its 3. I believe mod2 has noticed too.
