Returning damp issue

Post by Elmoboom »

Hi looking for any advice which might help us as we have a damp issue that we have conflicting advice on and not sure what contractors to trust.

The gable end wall of the house is the most weather exposed some internal damp was evident the external wall was repointed and repainted the brickwork.
We subsequently replastered the internal wall.
This has not worked and the issue has returned.
We now have advice to render this wall but we are not confident that is the issue.
The windows have been fully checked and resealed.
Any advice appreciated

Returning damp issue

The window frame should have been set back 75mm from the face of the building.
That looks like two kinds of paint, the heavy coat looks like the wrong kind of paint - maybe they are both wrong coats.
Rendering the whole wall would be a definite consideration.
Any re-pointing wasn't done all over the elevation.
The Hood Mouldings above the openings have fillets of mortar on top - Maybe the mortar is trapping water?
Can you post pics showing the window head from outside?

Thing is, you have a cavity wall so how is the moisture getting across the cavity? It looks as though moisture is crossing the lintel above the window but there's also damp smudges and bubbling three feet above the window head?
All signs of damp in the window reveals and all around and above the opening need the plaster knocking off back to brick and redoing with a sand and lime render at a 4:1 mix. When the brickwork is exposed you might see more of whats happening?
You could consider cutting off the moulding and fixing a wider and deeper moulding flashed into the brickwork?

Off page but the flat roof is badly built - there doesn't seem to be any falls - the felt is badly fixed and its been laid the wrong way and is patched in.
There are no angle fillets at the abutment upstand, and at the long edge, and no cover flashing.
The upstand will pull away over time and leak.
The glued on piece above the extension door needs removing.

I can't help but wonder if the airbrick immediately above the window is somehow compromised ? should it run to the inside of the property for ventilation ?
