Hi everyone,
I’m totally new here. We are about to complete on a semi-detached house. It’s currently rendered to the front and side with brick-like cladding.
I’ve added a photo cos I’ve got 2 questions really.
First question is regarding the external render. As I said, the front and side is rendered, but the back isn’t. That’s completely exposed brick work. Am I right in thinking we can’t have this rendered without applying to building regs? We do want to get a full width of the house conservatory added at some point so it will be say half of the exposed wall that needs external rendering. Everything I’m reading is quite confusing cos it’s going on about 25% and 50% of the wall but the other 2 walls are rendered, so really 66% of the house is. I’m just so confused.
My second question is regarding the brick like cladding. Now I don’t even know what it’s called for a start but on the photo I’ve attached, there is a small section that has fell off. Does anybody know how or where I can get them to replace them?

the 25% 50% rules youre talking about apply to removal of a thermal element in this case render..
if youre not removing anything youre not affecting the "u-value" of the thermal element.. (thermal element being a wall, a floor, a ceiling etc, anything that keeps the heat in the house)
the regs state that if you DO remove existing render over 25% of a thermal element then you MUST bring it into line with current building regulg iations regarding the heat loss of that particularr element..
usually, if its an older house this means you have to have an insulated render system (ewi - external wall insulation)
theres nothing to stop you rendering it without building regs provided you havent removed anything though...

the stone effect stuff on the front looks very much like stone cladding... bit like slices of imitation stone stuck on like tiles...

All my advice should be taken with a rather large pinch of salt, all the gear, absolutely no idea whatsoever ;)
