Flat roof leak

Hi all,
I have a very small leak on my flat roof, only leaks when we have a heavy storm, like last night, roof was replaced approx two years ago, not sure what you call it but they melted something like tar and spread it on the roof, then I think they put felt on and painted it, all new lead etc, I want to seal every joint and the lead work in case rain is being blown under it, then repaint the whole roof, my question is, could someone recommend a good sealer and what paint to use, or any other suggestions of what I could try, my roof is currently painted light grey.

My Son has a large flat roof extension and after two leaky years of patching here and there, he called in an expensive leak tracing team, bit of a waste of money, as now every 2 years he slaps on Black Jack all over and has no problem, but it is black!

Thompsons Emergency Leak Repair can be had at the likes of Homebase or Screwfix for £16/ltr and I've found it to be very, very good.
