Hi All,
I have a property that I want to buy that has some damp issues (see attached).
There are potential issues in two of the bedrooms.
Additional details:
- Bedroom 3, which has the worst of it, is next to the family bedroom.
- There is a loft above the 1st floor that has been packed full of books and junk about knee high (could be interrupting the overall ventilation of the property through the roof).
- The property was let out for a decade to tenants who didn't like opening windows to ventilate the property.
Questions:
1. What kind of damp is that (I assume condensation because it's on the 1st floor, but idk)?
2. Do the kitchen and Master Bedroom also have damp? What is that in the Master Bedroom?
3. Are the damp issues workable are workable and manageable with some specialist help and care (bearing in the mind the details above)? Or is this property one to avoid?
4. How much would it cost (very rough guesses) to redo the room which has the worst of it?
Any help would be much appreciated!!

As you have said these are first-floor bedrooms then I assume the ground floor is not showing any signs of damp? This would suggest that this is caused by water ingress and the likely culprits are poor chimney flashing if there is one, or more likely blocked or damaged roof gutters. Also, defective sealing around windows can cause problems too. You need to check the roof and it might be there is some leaking there possibly?
You do not sound as though you are able to do this work yourself and for that reason, I would not take it on as paying others to do work can work out far more than you expected when perhaps other problems are uncovered,as they usually are.

As for how much, that is a thing not to ask on ANY forum. I shall explain.
We are not there to see what is actually required to be done, we don't know what access is like, we don't know what parking is like (Places I have worked at it is £8 an hour, max 2 hours) Then suppose a several people give a figure (none the same) you will naturally opt for the lowest figure, but that tells you nothing as at the end of the day you still have to get a person round to look at the job.
Yours in one of those jobs that you know will get worse, for a start you have a loft full of books to dispose of before you can even see anything, you can't just put that many out for the bin man, I would suggest you do as dewaltdisney says, move on.

None of the pics show anything to stop you buying the property - in the scale of things (buying a house) the issues are minor and easily doable.
I assume that this is a conventional, older house?
The kitchen seems to have rising damp issues.
The bedrooms have condensation issues - largely caused, apparently, by lack of through ventilation.
Without more information, and more pics including photos of the exterior, its not possible to help you much further with the damp problems or the possible costs.
None of the pics show anything to stop you buying the property - in the scale of things (buying a house) the issues are minor and easily doable.

id be getting hold of a dehumidifier and letting that run while also checking the roof out making sure that it is all in order.
recently did a bit of work in a tyneside flat in south shields. had some damp issues going on. i managed to get to the bottom of those and also had a de humidifier in to help to dry the place out a tad. within a few days of it running when i arrived at the flat on a morning the difference in the feel of the place was noticeable

URGENT HELP REQUIRED: Damp issues
It looks like you have rising damp which has been left untreated for some time. This has then caused crumbling and bubbling of your plasterwork. The mould is liekly from condensation. I would recommend contacting a damp surveyor to correctly diagnose the issues through testing. For this type of work you are looking at anywhere from £400 - £1500 depending on what is needed to be done exactly.
