Advice needed: Magnesite flooring

Hi all,

Looking for some advice. We recently bought a house in need of renovation and when we pulled up the carpets we found a red coloured floor.

This has been confirmed as magnesite and fortunately the samples we've sent off do not contain asbestos.

The quotes we're getting back to remove the 2.5cm layer from around 50 square meters of our ground floor is about £4K. Granted this also includes disposal and application of Triton tri-seal for a new DPC.

We're looking to lay new flooring and also extend, so wondered if this is something that could be done by the builder as part of that process, or are we better off using a specialist to remove the magnesite and re-apply a DPC?
