Popcorn Ceiling

Hiya,
one of the first things we are looking to do is paint the ceilings in our property.
The ceilings are popcorned so i'm thinking foam roller and only roll one way? There are a few stains which ile probably just a spray sealer first. The original owners were smokers.
I feel removing it will be far more work on-top of an endless list of jobs already. A survey did show asbestos.
