Baffling Roof Leak

Post by ACL »

So I've a stone terrace, c1900. Roof has been updated as it has a breathable membrane. I've had the chimney stack re-pointed and new lead flashing/soakers done. Im still getting water leaking into the loft down the wall where the chimney stack is, it drips from the sockets of both purlins. Only happens when I get heavy rain. It's dripping not just soaking through via osmosis.
Any ideas?

If possible I would carefully check the flashing above the leak points, it only needs a pinhole or crack to weep through. Do you have any chums with a drone, the cameras are very high definition, it might do the job.

That's the baffling thing. the flashing is over a few months old. I had it re-done recently. new lead soakers as well.

Roof work is always hard to inspect as you need to get up there. Try tracking in the roof with kitchen paper to spot ingress points, it might give you a clue.

You could put a chimney pot cowl on top of the chimney and that may solve the problem of water ingress , they are relatively inexpensive and you can fit it yourself if you have access to a ladder and nerves of steel !!

are the chimneys ventilated? its no good just simply capping them off they need ventilation still

are you sure the lead work has been done correctly? ive seen leadwork done by others that has been done badly and ive had to re do it.

ive even known actual roofers to make mistakes on it,
