Leak from above PVC window

Leak from above PVC window

I have recently noticed a leak after heavy rain which appears at the head and side of my window (see pictures). I suspect that there could be a problem with the PVC damp proofing that goes between the cavities above the window but don’t want to do anything drastic like removing the frame or chipping the plaster off the heads until I get some more advice. The house has been built for 22 years and we have had no penetrative damp problems before. There was however always lime scale that built up on the outside of the window running down from the top. The window is on a gable wall with no windows above it. There is brick on the bottom ¼ and the top section is dashed. Any suggestions would be much appreciated! :wink:

Hi,

Do you have any external pics of the gable wall and window surround?
If you think nobody cares, try missing a couple of payments..

As a start, check your sealant at the top of the window, and also have a look above the tinber for any gaps wich water could run down.
Also you say water is comeing from the right side, check the pointing to the left of the window, because on your pickies it looks like the pointing is missing.
Also check the window itself, check around the seal on the opening of the window, to see if the seal may ahve perissed., you have a seal all the way around the window, good luck.
If a job worth doing properly,do it yourself ?
