Hi Everyone,

I'm here hoping someone may be able to help me or at least point me in the right direction.

A few years ago we had a few new windows installed, including a back door and a patio door.

The problem, mainly is the patio door. When we get up in the morning, the floor around the doors is wet, and when I say wet I mean you can see the water, and a kind of frosted effect of water all over the handles.

This has caused black spots around the place (but only at one end of the room) There is loads above the space where the patio doors site.

If you look at the patio doors from the outside, the 2 layers of brick below the doors are covered in moss, but nowhere else.

When it was installed, they took out a normal window to replace with a patio door.

The company doing it where bought out when they went bankrupt last year. So I am kind of on my own now :(

Any ideas as to what is causing it or where to start ? Also how do you get rid of the black spots on the silicone sealant ? I can't really begin to decorate until it's resolved.

If it's there every morning it sounds like condensation run off from the glazing. When the temperature drops at night the moisture will condense on where the surface temp is below the dew point which is often a patio door. You could try a bit more ventilation in the room.

is the 'fixed' leaf of the door on the inside rail of the threshold and is the water localised around this side? - probably condensation, should have a trickle vent installed...
the sliding side of the glass should be designed to drain itself to outside via little slots in the bottom of the threshold above the external cill..
try tipping some water into this channel, it should drain out onto the external cill, if not theres your problem..
if the frame was sited onto the cill without sealing the ends and theres a bit of lean back the possibility remains of drained water collecting on the cill and draining into the room off the ends of the cill..
black spots does sound like condensation though... bleach will help but to be honest, if theyve used a high modulus silicon (bet you a quid they have) youll be able to pull out the silicon easily and re-gun it...
if its low modulus it'll be well stuck and youll need to scrape it off..
if you can find a product called 'stelmax small gap filler and adhesive' use that on plastic to plastic instead of silicon. wipe it with a dryfinger an dont get it where you dont want it.
it sets hard like a white adhesive, doesnt go mouldy and cleans up like brand new with a wipe of soapy water...
