Morning all,
Could i pick you're magnificent brains...a local shopkeeper has asked my to repair the floor in his store room, ive looked and i need to replace 9 rotten 9x2" joists and remove and refit correctly 14 that were replaced by a so called professional company a few years ago (theyve have been wedged up towards the flooring with a mixture of crap and plastic wedges),i also need to rip up the flooring and replace with 18mm wbp ply as most of it is rotten/chopped about by professionals!

I dont have any worries about the actual work i just dont want to price too high although he has to get the work done as its part of a mortgage agreement that he used to buy the place.

Im working on 6 days labour to remove all flooring and joists, repair stone walls in places and refit all joists and plywood, sorry floor area is approx 4.6mx7.5m, ive priced the materials needed and they come to £800 cost to me.

my apologies for a long winded question at this early hour!

Joe

ive come across this problem before, replacing some old joists in a old floor.

the combination of new plates on old dwarf walls and the joists required packing by 8mm to bring the joists up to level

i overcame the problem with designed for the job paired packing wedges (cant remember where from) then installed noggins and fixed them with timberloks

the dwarf walls where laid open joint so i didnt have the additional job of drilling the noggins for air movement
