Our house came with a Tandum garage, and the back half had been converted into a kids playroom. Previous owners sold it as part-ex to Bovis, and we bought it off Bovis. Had a delay in getting in because there was no certificate or sign off for this conversion, so Bovis had to sort one.

Fast forward 4 years, and I've decided to turn it into an office. Now, we've already refurbished the entire house and there was some pretty shoddy work, but I figured since this was a conversion, they probably had a company in to do it.
Plasterboard was in terrible condition, so I figured I'd pull it down and get some new stuff up. Now i'm ripping everything out and starting again..

Found this rather strange framing going that was held in place with a screw and a nail


Decided to remove it near the door, and then the top of the door came crashing down when I removed the plasterboard. Not fixed to the wall, just held in place with silicone and plasterboard..


More "framing" - not fixed to the floor, pulled it off the wall by hand:


All the timber, plasterboard and insulation out of the way revealed that the patio door had been put in with no lintel. Always wondered why the door never shut properly!

No vapour barrier either,I’m surprised the insulation wasn’t damp.

my mate had one done a while back. cant remember off hand but say if i had told him average price was £15k for a full garage conversion he got it done for £4k

i forgot all about it until he came to the pub and asked if i would pop round to cut the bottom of the door off as he had some carpets fitted. whilst i was there his lass asked me about the quality of the job. no comment was my reply

there was a door frame i noticed was fixed on each side with 2 concrete screws in the middle of it. door frame was made up out of 9x1 at a guess. it looked a bag of crap. the door had been fitted badly to it. nowt was finished properly and that wsa just ont he door frame. i sorta shut my eyes to the rest of the room haha

I was going to ask about that. If I'm using solid foil back insulation boards, do I need a vapour barrier as well?

I need to put some heavy-ish items wall mounted too, so anything I fix will breach the insulation and barrier you get a fixing into the block
