Builder from Hell

I am in the process of trying to put right all the cockups this builder has done. We only discovered this when we removed a pile of rubble.

The picture shows what a moron the builder was as there was a pile of rubble next to the new build and he rendered the outside down to the rubble.

More worrying he seems to have built this on lintels which I am not sure about.

As this was replacing an existing extension the builder told me I don't need building regs and was totally against me contacting the council

Now I am frightened to in case they want me to knock it down ? I know I should have ignored the builder but feel I still should contact the council

Any advice on the footings would be a great help. He did put concrete in a trench and then for some reason built some small pillars to put the lintels on There were several drains and pipes but surely the lintels should have something under them ?

I just want to do bad things to this so called builder !!

So is there no footings?

If there is no foundations then I imagine it will have to come down and foundations done then rebuilt.

Your post is very confusing and difficult to understand, (the picture doesn't really help much either).

Are the lintels spanning over the "drains and pipes"?

Hi There are footings about 18inches deep then he has built small piers over the drains and pipes and bridged these with Lintels

However there seems to be more lintels than there were pipes and drains and the lintels are only supported at each end on the small brick pillars.

Should the Lintels not be supported in the middle with cement or would this stop the lintels from doing there job in protecting the pipes and drains.

Is it ok to support the wall on these lintels ? (Which by the is block work not bricks )

I just don't trust this builder now or anything he has done.

we have 2 lintels under our extension due to drainage

The only way to tell is dig out a trench, hopefully you never let the builder sort out the building control, and building control passed the footings/foundations

You have no real option other than to get building control out. If they condemn the work done so far then you'll prolly have to take the builder to court, maybe small claims court depending on how much you've already paid.

I had to put two lintels over the drains when I built my kitchen extension.

Get building control out, if condemned get a report from them or an independent surveyor. Start court proceedings.
