blocked gutter caused considerable water damage internally over the weekend downpours ( now sorted) causing a long narrow patch of Artex to drop off artexed ceiling which is approx to 4m x 4m & prior to this in good condition ( naff as it looked): Further damage to two walls at internal corner - plaster drying out well but wallpaper is ruined.

Im not wanting to remove the Artex & I understand that generally it’s considered better to board over the ceiling & the plaster ., but......the ceiling was boarded out & artexed 25 years back . Is it possible/ advisable to lay more broads on top of existing.

I thought you couldn’t plaster over Artex but from reading other posts I’m seeing differing opinions on this approach so if I’m asking for quotes I guess it’s important plaster quoting is confident of doing a good job?

Also ....as walls will have to be stripped/ repaired & I believe they are in fairly good condition getting them skimmed at same time makes sense as I would then just paint in future. I’d like to do this but will come down to affordability as non essential.

I really don’t have much of an idea of potential costs involved & I’ve had my ignorance of reasonable repair costs taken advantage in the past . I’d really appreciate if anyone could give me an indication of a fair price range for a good job on ceiling & additional costs for walls - or any other pointers? (Blackburn Area)

If the ceiling has already got two layers of plasterboard up then it is pointless overboarding the existing ceiling because it will make the job more complicated than it needs to be. I would recommend that all plasterboard is removed and a new ceiling put up onto the joists and depending wether or not you do that yourself and save money or just remove the ceiling and let a plasterer put up the new boards and plaster.
If you are going to have a go at plastering some or all of the walls and ceiling, then we can recommend some good sources of information to help you do it yourself.
