I've just removed a facia board from my roof and exposed a rotten roof joist. It must have been leaking for some time......but how long do you think?
I'm trying to go down the insurance root and get them to pay for the repairs but they are questioning how long its been leaking for?
There is no internal staining (in the loft room)
But the joist is definately rotten.
If a roof joist gets wet how long does it take for rot to set in?

i am of the old school on this one im afraid
anything from lack of maintanance is not an accident
assuming your talking end off the joist of something like 6x2" it may have been leaking for several years
i am assumming its a conctrette tiled roof with felt underneath!!!!
how often do you clean out the gutter!!!!!

have you ever noticed any debris on the ground that may have cracked a tile on the way down that could be an accident

I have a balcony on the first floor and the gutter is waist height, it's always clear. But the elevation is exposed to strong gusts off the estuary so maybe the gusts have forced water in somewhere.
Its a slate tiled roof with felt underneath.......but there is a dorma roof and the rotten joist is to the RH side of the dorma.
