Walchy - I'm about to embalk on a (very) similar project. Anything you wished you done differently at the planning stage? Also did you deviate from your original estimate/quote by adding additional work on, I'd rather be quoted for everything up front if possible, but sure I'll have missed a few things!

TBH the only things i changed from the plans was adding an en suite in our bedroom in a place that was just going to be a storage area in the landing area of the upstairs extension which was also not bugeted for, and deciding to do a full re roof 4 months into the project,which hit my budget a little but really glad i had it done as it ensured it was all done in one job, to be fair other than that everything has gone to plan on the budget, however careful you are when choosing a kitchen and the appliances in the kitchen they dont come chep, i estimated at 5K to be honest i wont have much change from 10K,bathrooms also one to watch out for, we are now on with the finishing touch bits, shocked at prices of internal doors @ £110 for the kitchen door and £90 for other doors especially when i need 9 it has been a stressful build but it always is when you are involved in it as part of the plan, if you are handing everything over to a builder it should be much less painful, i still believe that the end cost will still be under a full build price including fittings that i had received, tying people in when needed is difficult when you are managing the project as although the trades seem to be struggling for work they are all busy and still want what i think is top money for a days work considering we are in hard times...

If you want to keep the front of your drive tidy and clean i would advise you to put an old carpet down, this has really helped me keep my front reasonably tidy considering what has gone across it, obviously can we swept or power washed to help keep the muck down.

All the bset with the project, i have enjoyed it although it has been very time consuming and hard going whilst also trying to work the day job..

Morning All

A few pictures for a short update on this weeks progress...

Porch just awaiting the door and window fitting, plastics finished, will photo shortly and update, managed to get the tiling in the kitchen done, radiator up and running,kitchen door on, and the porch / garage roof now latted and felted and started slating this morning....

Further update maybe after xmas.

Thanks for the input Walchy, we've also decided to have our builders price ammended, as we want all doors replaced so they match, which is 11 plus a fire door to go into the garage. Ouch!

Having recently completely refurbished my bathroom while I was on gardening leave (oh yeah, and the following 4 months after that too ) I've quite a good idea of prices for sanitaryware etc for our ensuite and downstairs bathroom, and you're right that is a big cost.

Looks like it's transformed your place, keep up the good work. And a genuine thanks for the thread, helps calm the nerves!

Doors and firedoors are fun, and if you dont want a cheap nasty door they soon add up, plus fitting, plus handles etc etc etc...

I think you have covered most bits then for your build, good luck with it, and i can assure you it is worth the pain, as you say it has transformed our house into a home, looking forward to getting it all finished and enjoying it with a beer or two

Thanks Wes, really glad so many people have watched and hopefully learned a thing or two to help them along, the thread does seem to have had a lot of views so hoping this is the case, i have enjoyed doing the thread TBH for all of the followers

Well happy new year to you all.....

Things starting to move on again now Santa has been and gone

Started buying a few bits for the upstairs en suite, toilet,sink,shower tray and glass quadrant surround, sales are on so a few savings made..

The porch/garage roof is a day away from being finished, then a little digging to do to drop the connections into the drainage for the rainwater off the front roofs.

I need to get the garage cleared out as we will be concreting the flooring within the next month as long as the temperatures stay mild

Also on the search for a garage door, the porch door due anytime, once these two are in place the front is secured and dry.

I will shortly be getting the alarm company out to add additional sensors to my current alarm system also.

Once porch door is on a quick plasterboard and plaster will see that room something like as with the downstairs WC to also board and plaster, hopefully this month....

I will post some pictures within the next day or so of the progress made.

As i said a few pictures just to keep the thread Live..... moving along as i said, mainly exterior on the build, managed to sort a tv and a shower out whilst doing nothing...

Roller shutter Door measured up at 9FT high x 6 ft 10" wide, MASSIVE on the height front, so high i will have to get a motorised lifter More money....

As you can see small movement, i need to really get cracked on with the little bits like the en suite and downstairs wc as it is just dragging now, want the whole project finished by end of March 2013 then just need to sory the decking area so we can get into the back garden

Cant be doing with playing hook a door every time i want to put the door up and down, that will get right on my nerves TBH, elecy it is, the Mrs isnt too bothered as it is a boys toy, she just wants to the pick the colour sorted....
