Garage - Water leaking through bricks

Post by raze599 »

Having moved into the house two or so years ago, I knew that this corner of the garage suffered leakage problems but recently it has gotten much worse. I know that the roof ultimately needs replacing as many of the joists are rotted and the drainage is no good either. Water just pools on the roof in this area. However, as a temporary fix, would repointing this section of wall be of any use to stop the ingress of water? Please see the attached photos, thanks.

Judging by the way the mortar has been smudged onto the bricks on the dry section, somebody looks to have tried a repointing job before it seems.

Garage - Water leaking through bricks

Hiya assuming the wall is single skin but even if it wasn't pointing the wall isn't going to do much good because the water is likely coming through the roof and tracking along the roof timbers and then coming in internally so pointing the wall will not solve the problem. The problem seems to be purely a roof problem.

Ah right. In that case, if I was to go about replacing the roof would it be the case to simply rip off the old roof felt and plywood underneath, replace any damaged/rotted sections of joists, refit with roofing OSB and then put new felt on top?

Its an odd situation as the shape of the two garages will naturally encourage the pooling of water in the affected area as in the photo attached
