Insulate garage wall

Hi,

I’m looking to convert part of my garage into an office - see attached pics.

The only two things I’m not sure of is the insulation to the external wall and ventilation, what’s the best way to meet building regs on these two points?

Insulation: either batten the wall then insulate? What about around the boiler?

Ventilation: I don’t want to put a window in, could I get away with a mechanical vent, if so what type? Any examples?

I think I've covered escape routes, fire boarding, fire door, floor insulation and electrics… anything else to consider?

You have not mentioned the floor. you need to lay a floor-grade insulation and have a floating floor over that. A cupboard around the boiler that gives easy access would be an idea for that area.

Yes I was going to attach 90mm pir to the concrete then overboard with OSB…
