Damp patch on internal wall (between our house and neighbour’s)

Damp patch on internal wall (between our house and neighbour’s)

We’ve just returned from holiday and noticed a massive damp patch on the wall next to our chimney. I don’t know what the weather wa like whilst we were away but I’m not convinced it could be from the chimney as it’s about a meter down from the ceiling. Does anybody have any ideas of what the cause could be? It’s the downstairs room so my assumption (may not be correct!) is that it’s unlikely to come from the roof/tiling. Thanks in advance for any advice you can give

If it was a leaking roof or chimney then the room upstairs would show a similar pattern I would have thought. Have you any water pipes in that area? The staining looks to be centred a foot or so in which would suggest this. Have the neighbours got a similar damp pattern? Just guessing, it is most strange.
