New Build - Dots on plaster

The property was fully plastered two weeks ago, and we have received some photographs from the salesperson. What do you think—are these dots mould? We have not been allowed to see the property yet.

I would think it is not fully dried out yet. There is a lot of water in plaster and mould takes longer to establish and has different patterns.

If that is surface mould, wow bad will that be? Should I walk away? We need to exchange the contracts next week.

If your heart is truly not in this place you might be unconsciously looking for an exit. Mould growth is caused by spores that live on moisture so permanently damp environments promote its growth such as bathrooms. If there is damp caused by leaks or a damp course issue this also presents an environment for mould to develop. The plastering was done during a very wet weather period that will have made the drying out slower. Now the weather is finally warming up it should accelerate the drying process. Just as an extreme example, I had a thing called the diesel bug in my old tractor. A layer of mould type algae formed in the interface between the diesel and water formed by tank condensation that lay at the bottom of the tank. Water being heavier than the oil separates and the mould type growth took oxygen from the water and hydrocarbons from the oil to live. This might give you an insight into the need for moisture.

Before exchanging, you need to carefully evaluate if this is where you want to live, anything else can be sorted.

This is really a property we don't want to lose, but we don't want to have mould issues with it either. If the mould is caused by weather conditions or because the property is unoccupied, do you think it will disappear after the property is occupied and properly heated and ventilated ?

I think it is highly unlikely that it is mould. The building site manager would be looking at all work in progress and any issues would be resolved before the decorators come in. Ask the sales to check with the site manager and ask him to have a look as it is concerning you. I do not think is anything for you to worry about. Get them to check it, make a noise if you have to. It is like buying a car from a photo and seeing what looks like a scratch on the door.

Mould would not get going so quickly after plastering. Given the rubbish weather AND almost certainly lack of ventilation it’s simply not dry yet
