Xtend and climb ladder

Anybody tried one of these, an Xtend and climb ladder from Screwfix? Telescopic ladder, it's the right size so I can get into my bedroom loft(not enough height in the loft for conventional loft ladder), yet I can put it in a locker when not needed. Also would serve as an escape ladder from bedroom windows. But what are they like in use?
I started out with nothing, I still have most of it.

we were issued with them when i worked for a previous employer but they ended up being replaced by the 4 piece 3 rung ladder http://www.screwfix.com/prods/59020/Acc ... -Rung-3-4m
i found that they were fine for occasional use but i was using them every day, the catches would jam & if you didn't make sure the bottom catches are properly engaded then you'd get a very sudden & painful descent
