Damp On Bedroom Wall/Ceiling!

Post by jj07 »

Morning everyone,

I just wondered if I could get an opinion as I'm struggling to find the issue or cause! We originally noticed the ceiling by the bedroom window right in the in the join with the external wall where the window is located had a spot of brown discolouring. I thought it might be from previous as we had only just moved in so I painted over it with some oil based paint and it hasn't come back since. However it appears the damp spots have moved and are now travelling down the external wall down the side of the window and are now slowly moving over to the joining wall to the next door property (we are mid terrace) it is only located on that one side of the room.

I have checked the floor above (three storey property) there are no obvious leaks, the flashing is brand new so I assume the previous owners thought the flashing might have been the problem and had it repaired. I've had a roofer over and he has inspected all of the roof and cannot find any issues and was also stumped to the problem.

The floor above being the top floor has a slant and the external walls by the window are not accessible as it has an eve built in, the roofer suggested cutting a hole into the eve to see if I could see any leaks there which I haven't done yet because I wanted to see if it was condensation.

Admittedly this has occurred over the period of a year or so as during the summer this isn't an issue and this only happens when we have really bad rain it gets slightly worse.

I've attached the pictures so it hopefully gives a better understanding. Any help would be massively appreciated!

Damp On Bedroom Wall/Ceiling!

That doesn't look like condensation. It looks like a leak or penetrating moisture.
Posting photos of the floor/wall/window in the room above will help.
So will posting photos of the external upper elevation/eaves/ roof and flashing.
Is there a chimney breast nearby?
