Water ingress

Post by Kellym5 »

Hi All, new to forum, I have water ingress in upstairs bedroom, flat roof above is relatively new and looks ok, pics attached of wall where damp is on inside, wondered if someone could share opinion, does it look like it needs repointing? Is it a DIY job to fix? TIA

Water ingress

Post by Razor »

Yes without a doubt that whole top couple of brick courses have dropped when the new windows went in which will allow water ingress. Looking at the style of the house I'm presuming it there's no cavity?

The other thing that stands out is the lack of a drip lip or anything to help water into the gutter. It looks like it's just dribbling down the wall instead! The unpainted fascia board also looks very tired.

I think a permanent solution would be to repoint the affected areas and renew the guttering making sure that it actually catches all the water
I think I'll take two chickens...
