EICR question

Hi
I have a rented property with EICR expiring in few months. Five years ago, I had an issue as few electricians said my CU has to be changed but then I found an electrician which said you don't need to and issued a certificate. Photo of the CU attached below.
Q. Has there been any changes or my CU is compliant as last time?

The thing you must bear in mind is the electrical regulations are NOT retrospective, so although that consumers unit does not comply with the latest regs, it did comply with the regs when it was installed.

From a nice landlords perspective, if a tenant was to somehow do something silly, yes it is not your fault, but if there was RCD protection it could save a life.

pls don't talk about landlords, we are all nice, it's the tenants. I went to inspect the property last month, my perfect working washing machine was dumped in the balcony in the elements and 5 year old kitchen worktop wrapped with creases and overlaps plus others don't have time for you to list, all done without consent, see photos below. They only moved in August last year.

I could not stand to be a Landlord, the aggravation, plus all the laws requiring you to do everything, the risk that your tenants will not pay or destroy or trash the property, I just could not stand it. The income gets taxed heavily and at the end of the day is it worth it? I clearly have the wrong temperament to own a property to let, I just could not do it. I would like to string that tenant up by the b*llocks.

I am just saying that being a landlord is not easy, you have to find the right tenants, but there is always two sides to a story, we only see what you choose to show, there must be a reason the WM was put outside, did you ask or did you just assume? (we don't know) yes they have damaged the worktop, did you ask them how/why?
As I said, being a landlord is not for everyone, perhaps it's time you "get a hobby"

I don't know what you mean, all my diy posts here are the works I do is in my house only as it's like a hobby for me .
I rent several properties, don't do any work myself at all there . I've been landlord for over 20 years and will never ever get my hands dirty in rental properties.

I hope now it's clear for you, you don't need to wonder or assume next time. Just ask if you need anything else to know, don't guess.

PS. I never bother or care less how many posts you or some one else have on this forum, you must have so much time for such. Find a job if I were you.
