I have been asked to repair some leaks to a conservatory.
It is timber framed, about 15 years old.
There is lead flashing added to the whole timber structure, but this was added for the look only.
Most of the leaking is in a box gtter section, and is caused by the lead abbutments to the building failing, and they are no problem to me.
There are two small leaks in other areas I'd like some advice on.
1) In a ridge where two pitched roffs meet, there is water coming in between the two timbers that take the windows.
Now the lead flashing above this has holes in, but was never designed to be structural in the first place.
What is done between two timbers that meet in a conservatory construction to seal the joint? I cannot see as it is currently covered by the lead.
2) In the roof are 2 opening windows. These are seen pictured, the pictures are from above, out of an upstairs window.
One has a leak.
Is there any way to improve the seal above the window, bearing in mind that they are a moving part?
I think the water is possible coming in around the glazing, how likely is this, and how easy to fix?
Any general ideas shared will be valuable too.
